What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and the Tenant or another occupant committing an illegal act in the rental unit. The Tenant had already vacated the rental unit on March 31, 2021 prior to the hearing.

The ruling

The tenancy was terminated effective March 31, 2021, the date the Tenant vacated the rental unit. The Tenant is ordered to pay $1,699.13 to the Landlord, which includes the remaining rent arrears and the cost of filing the application, less the rent deposit and interest on the deposit. If the Tenant does not pay the full amount by June 27, 2021, they will start owing interest at 2% annually on the outstanding balance.
