What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, but the Tenant did not void the notices by paying the arrears.

The ruling

The Tenant shall pay the outstanding $124.30 filing fee balance by March 11, 2023. If the Tenant fails to do so, interest will start accruing at 5% annually. The Tenant shall also pay the lawful rent in full and on time from March 1, 2023 to February 1, 2024. If the Tenant fails to make any of these payments, the Landlord may apply to the Board to terminate the tenancy and evict the Tenant.
