What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. One of the tenants, Elecia Minott, attended the hearing but was not representing the other tenant, Donna Minott.

The ruling

The tenancy is terminated effective December 11, 2020. The Tenants must pay the Landlord $5,223.57, plus $34.99 per day starting December 1, 2020. If the Tenants pay $6,248.40 on or before November 30, 2020, or $7,312.79 after November 30, 2020 but on or before December 11, 2020, the eviction order will be voided and the tenancy will continue.
