What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant substantially interfering with the Landlord's reasonable enjoyment or lawful right, interest or privilege of the residential complex by possessing an unlicensed dog, which resulted in the Landlord being fined by the municipality.
The ruling
The Landlord was granted a conditional order requiring the Tenant to reimburse the Landlord for the $304.49 fine paid by the Landlord due to the Tenant's violation of a municipal by-law. If the Tenant fails to make the payment by the due date, the Landlord may apply to the Board for an order terminating the tenancy and evicting the Tenant.
