What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. Landlord also applied for an order to terminate the tenancy and evict Tenant due to substantial interference with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant.

The ruling

The tenancy is terminated effective April 30, 2022, the date the Tenant vacated the rental unit. The Tenant is ordered to pay the Landlord $20,018.11, which includes rent arrears up to the move-out date, the application filing fee, and the reasonable out-of-pocket expenses incurred due to unpaid utility costs, less the rent deposit and interest on the deposit.
