What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective November 23, 2020, which the tenants did not void by paying the arrears.

The ruling

The tenancy is terminated effective July 16, 2021 unless the Tenants pay $3,351.00 to void the order and continue the tenancy. If the Tenants do not pay the full amount owing by July 16, 2021, they must vacate the unit and pay the Landlord $314.07 plus $48.99 per day starting July 6, 2021 until they move out. The Tenants may make a motion to set aside the order if they pay the required amount after July 17, 2021 but before the Sheriff enforces the eviction.
