Landlord applied to terminate the tenancy and evict the Tenant due to the Tenant's actions and threats towards the Landlord's agent, which the Landlord claimed seriously impaired the safety of the Landlord and the agent.

The ruling

The tenancy is terminated effective July 25, 2022. The Tenant must move out by that date. If the unit is not vacated by July 25, 2022, the Landlord may file the order with the Sheriff for enforcement. The Tenant must pay the Landlord $2,869.50 for repair costs and $186 for the application filing fee, for a total of $3,055.50. If the Tenant does not pay the full amount by July 25, 2022, the Tenant will owe interest at 3% annually on the outstanding balance starting July 26, 2022. The Tenant must also pay the Landlord $16.44 per day for use of the unit starting July 26, 2022 until the Tenant moves out.
