What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Landlord's intent to occupy the rental unit for personal use. The Landlord entered into an agreement of purchase and sale with a purchaser who requires possession of the rental unit for residential occupation.

The ruling

The tenancy is terminated effective September 30, 2020. The Tenant must pay the Landlord $21,218.93, which includes compensation for use of the unit from June 1, 2019 to the move-out date, less the rent deposit and interest. If the Tenant does not pay the full amount by August 7, 2020, they will owe interest starting August 8, 2020.
