What happened

Landlords applied to terminate the tenancy and evict Tenants due to non-payment of rent and substantial interference. The Landlords withdrew the substantial interference application due to issues with proper service on the Tenants. The Tenants did not pay the full rent owed from January 1, 2020 to January 31, 2021, leading the Landlords to serve a valid N4 Notice of Termination.

The ruling

The tenancy is terminated effective February 27, 2021. The Tenants must pay the Landlord $25,889.88, plus $82.19 per day starting February 17, 2021 until they vacate the unit. If the Tenants pay $33,690.00 by February 27, 2021, the eviction order will be void and the tenancy will continue.
