What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. Tenant WM was removed by police on or about January 31, 2021 and is not permitted to return. Tenant JM remains in the rental unit.

The ruling

The tenancy is terminated effective June 18, 2021. The Tenants must pay $6,561.59 to the Landlords, which includes rent arrears, compensation, and application fees, minus the rent deposit and interest. If the full amount is not paid by June 18, 2021, the Landlords may file the order with the Sheriff to enforce the eviction.
