What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant had not vacated the rental unit as of the hearing date.
The ruling
The tenancy is terminated unless the Tenant pays $12,186 to void the order and continue the tenancy, or $6,186 if the tenancy is terminated. The Tenant must also pay daily compensation of $39.45 from September 1, 2022 until move-out. If the Tenant does not pay the required amount by January 30, 2023, the Landlord may file the order with the Sheriff for enforcement.
