What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Landlord served a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing.

The ruling

The tenancy is terminated unless the Tenant voids the order by paying $10,876.00 by December 16, 2022. If the Tenant does not void the order, they must pay the Landlord $7,939.23 plus $35.15 per day from November 9, 2022, until they move out. The Tenant must vacate the unit by December 16, 2022, if the order is not voided.
