What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent as per a previous order. The Tenant did not meet the conditions specified in the previous order to pay the rent arrears.

The ruling

The tenancy is terminated effective February 13, 2021. The Tenant must pay the Landlord $8,544.23 (less any amount paid after December 14, 2020), which includes rent arrears up to February 2, 2021, less the rent deposit and interest. The Tenant must also pay $30.61 per day for compensation for use of the unit starting February 3, 2021 until the Tenant moves out.
