What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year by her son. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.

The ruling

The tenancy is terminated as of April 30, 2023. The Tenant must pay the Landlord $2,658.06 as compensation for use of the unit from October 1, 2022 to March 7, 2023, less the excess of rent deposit and interest. The Tenant shall also pay $17.10 per day from March 8, 2023 until move-out.
