What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the tenant did not void by paying the arrears. The tenant was not present at the hearing.
The ruling
The tenancy is terminated effective November 25, 2021. The Tenant must pay $3,098.70 to the Landlord, which includes rent arrears up to October 25, 2021 and the application filing fee, less the rent deposit and interest owed on the deposit. The Tenant must also pay $36.19 per day for compensation for use of the unit starting October 26, 2021 until the Tenant vacates. If the Tenant pays the full amount owing by November 5, 2021, the eviction can be avoided. If the unit is not vacated by November 25, 2021, the Landlord can file the order with the Sheriff for enforcement.
