What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after a mediated settlement was reached in a previous application, which required the Tenant to pay rent by a certain date, which the Tenant failed to do.

The ruling

The tenancy is terminated effective August 18, 2020. The Tenant must pay the Landlord $6,659.19 (less any amount paid after the application was filed) for rent arrears and costs. The Tenant must also pay $45.70 per day for compensation for use of the unit from April 1, 2020 until the Tenant vacates. If the Tenant does not pay the full amount by August 18, 2020, interest will accrue at 2% annually on the outstanding balance. If the unit is not vacated by August 18, 2020, the Landlord may file the order with the Court Enforcement Office for enforcement.
