What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant had not vacated the rental unit by the hearing date.

The ruling

The tenancy will be terminated on November 7, 2022 unless the Tenant pays $2,701.60 by October 31, 2022 or $3,359.40 by November 7, 2022 to void the order. If the Tenant does not void the order, they must pay $1,070.12 in rent arrears and application fees, plus $21.37 per day in compensation from August 17, 2022 until they vacate the unit.
