What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.

The ruling

The tenancy is terminated effective July 10, 2021. The Tenant must pay $2,494.67 in rent arrears and compensation, plus $186 in application fees, by June 21, 2021 to avoid eviction. If the Tenant pays $2,886 by June 30, 2021 or $3,186 by July 10, 2021, the eviction order can be voided and the tenancy can continue.
