What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to undue damage to the rental unit, and because the Landlord has entered into an agreement of purchase and sale of the rental unit and the purchaser requires possession of the rental unit for the purpose of residential occupation.
The ruling
The Landlord's claim for damages was partially successful. The Landlord was awarded $163.19 for the cost of repairing damage caused by the Tenant's dog and for cleaning up hair dye and drawings. The Tenant was also ordered to pay the $175 application fee. If the Tenant does not pay the full amount owing by July 6, 2021, they will start to owe interest at 2% annually on the outstanding balance.
