What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant lost employment due to COVID-19 pandemic and fell into rent arrears, but continued to make significant payments to the Landlord.
The ruling
The tenancy is terminated effective June 30, 2021. The Tenant must pay $3,862.66 to the Landlord, which represents the rent arrears and application filing fee, less the rent deposit and interest owed on the deposit. The Tenant shall also pay $40.82 per day for compensation for use of the unit starting January 30, 2021 until the Tenant moves out. If the Tenant fails to make the required payments, the Landlord may apply for an earlier eviction order.
