What happened
Landlord applied to terminate the tenancy and evict Tenant because the Landlord requires possession of the rental unit for the purpose of residential occupation by the Landlord's adult son. The Tenant argued that the Landlord's son does not intend to move into the unit and the Landlord's true motive is to increase the rent.
The ruling
The tenancy is terminated, and the Tenant must vacate the rental unit by May 31, 2021. The last month's rent deposit will be applied to the last month of the tenancy. If the unit is not vacated by May 31, 2021, the Landlord may file the order with the Court Enforcement Office for enforcement.
