What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The parties agreed to resolve the application by way of a voidable, standard order with a termination date of March 31, 2021, if the tenant did not pay the full outstanding amount by that date.
The ruling
The tenancy will be terminated on April 23, 2021 if the tenant does not pay the full outstanding amount of $2,152.56 by March 31, 2021. If the tenant pays the full amount by March 31, 2021, the order will be void and the landlord cannot enforce it. If the tenant does not pay the full amount by April 23, 2021, the landlord can file the order with the Court Enforcement Office for eviction.
