What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective October 26, 2020. The Tenant had paid $1,000 after the application was filed, and the Landlord credited the Tenant's account by $5,406 due to rent adjustments.

The ruling

The tenancy is terminated effective June 28, 2021. The Tenant must pay the Landlord $5,878.02, plus $28.57 per day starting June 18, 2021 until the Tenant vacates the unit. If the Tenant pays $3,342.82 on or before June 28, 2021, the eviction order will be void and the Tenant can remain in the unit.
