What happened
Landlord applied for an order to increase the rent charged by more than the guideline for one or more rental units in the residential complex due to capital expenditures. The application was resolved by written hearing, and the Board determined that the Landlord justified a rent increase above the guideline for capital expenditures related to parking garage repair.
The ruling
The Landlord may increase the rents charged by 2.54% for the eligible units, effective March 1, 2019 to February 29, 2020. The increase is in addition to the annual guideline. If a Tenant remains in the unit after the expiration of the 15-year weighted useful life for the capital expenditures, the rent will be reduced.
