What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent and persistent late payment of rent. The Landlord served a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenants did not void by paying the arrears.

The ruling

The tenancy is terminated effective February 23, 2018 unless the Tenants pay $5,886.53 by that date to void the eviction order. If the Tenants void the L1 portion, they must pay rent on time going forward. If they fail to do so, the Landlord can apply to terminate the tenancy.
