What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective December 23, 2014, which the tenant did not void by paying the arrears.

The ruling

The tenancy is terminated effective March 22, 2015. The Tenant must pay the Landlord $384.43, which includes rent arrears and compensation, less the rent deposit and interest. The Tenant must also pay $170 for the application filing cost, and $3.91 per day in compensation starting March 12, 2015 until the Tenant vacates. If the Tenant pays $755 on or before March 22, 2015, the eviction order will be void and the Tenant can remain in the unit.
