What happened
Landlord applied to re-open a previous application due to the Tenant's breach of a mediated settlement agreement. The agreement required the Tenant to prepare the rental unit for pest control treatment and maintain the unit in a state of ordinary cleanliness, which the Tenant failed to do.
The ruling
The Landlord's request to re-open the application is granted. The Tenant is ordered to de-clutter and bring the rental unit into a state of ordinary cleanliness by April 30, 2021, and to maintain the unit in that condition. The Tenant is also ordered to comply with safe smoking practices and allow the Landlord to enter the unit for pest control treatment and monthly inspections. The Tenant is ordered to pay the Landlord $175 for the cost of filing the application.
