What happened

Landlord applied to terminate the tenancy and evict the Tenant due to the Tenant's wilful damage to the rental unit and substantial interference with the reasonable enjoyment and safety of other tenants in the residential complex.

The ruling

The tenancy is terminated effective August 28, 2021. The Tenant must pay the Landlord $1,102 for the cost of repairing the damage, $12.82 per day for compensation for use of the unit from August 29, 2021 until the Tenant moves out, and $186 for the cost of filing the application. If the Tenant does not pay the full amount by August 28, 2021, the Tenant will owe interest at 2% annually on the outstanding balance. If the unit is not vacated by August 28, 2021, the Landlord may file the order with the Court Enforcement Office for enforcement.
