What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant had lived in the rental unit for 24 years and her primary income was ODSP. The Tenant said she was unable to find a roommate to help pay the rent and did not have enough money to find alternative accommodation.
The ruling
The tenancy is terminated effective December 31, 2020. The Tenant must pay the Landlord $4,448.84 in rent arrears and compensation, less the rent deposit and interest, plus $45.01 per day for use of the unit starting October 28, 2020 until the Tenant moves out. The Tenant can void the order by paying $6,157 by October 31, 2020 or $8,895 by December 31, 2020.
