What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant due to foul odor from the Tenant's unit that substantially interfered with other tenants' reasonable enjoyment.
The ruling
The tenancy is terminated effective August 1, 2021. The Tenant must vacate the unit by that date. The Tenant must pay the Landlord $10,141.59, which includes compensation for use of the unit from October 2020 to July 2021, less the rent deposit and interest owed on the deposit. The Tenant must also pay $41.05 per day from July 22, 2021 until the Tenant vacates, as well as the $186 application fee. If the Tenant does not pay the full amount by August 1, 2021, the Tenant will owe interest at 2% annually on the outstanding balance.
