What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.
The ruling
The Tenants are ordered to pay the Landlord $17,576 for rent arrears and costs, with a payment plan of $1,000 per month starting November 1, 2022 until the arrears are paid in full by April 1, 2024. The Tenants must also pay new rent on time and in full during this period. If the Tenants fail to make any of the payments, the Landlord may apply to the LTB for an order terminating the tenancy and evicting the Tenants.
