What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective December 22, 2020, which the tenant did not void by paying the arrears. The tenant had not paid the full rent owed from April 1, 2020 to June 30, 2021.
The ruling
The tenancy is terminated effective July 16, 2021. The Tenant must pay the Landlord $9,080.84, which includes rent arrears and compensation up to July 5, 2021, plus $69.55 per day for compensation for use of the unit starting July 6, 2021 until the Tenant moves out. The Tenant must also pay the $186 application fee. If the Tenant does not pay the full amount by July 16, 2021, the Tenant will owe interest at 2% annually on the outstanding balance. If the unit is not vacated by July 16, 2021, the Landlord can file the order with the Sheriff to enforce the eviction.
