What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant's refusal to allow Landlord access to the rental unit after proper notice was provided. The Tenant continued to refuse entry despite being served with two N5 notices.

The ruling

The Tenant is ordered to allow the Landlord access to the rental unit upon proper notice, and to provide replacement keys to the Landlord by August 31, 2021. If the Tenant fails to comply, the Landlord can apply for an order terminating the tenancy and evicting the Tenant. The Tenant is also ordered to pay the Landlord's application fee of $186.
