What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Landlord served a valid N8 Notice of Termination on March 17, 2022, with a termination date of May 31, 2022. The Tenant was not present at the hearing, but the Landlord's representative advised the Board that the Landlord and Tenant had reached an agreement prior to the hearing.

The ruling

The Tenant shall pay the lawful monthly rent in full on or before the first day of each month, commencing March 1, 2023 and for 12 months thereafter up to and including February 1, 2024. If the Tenant fails to comply with this condition, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant shall also pay the Landlord $201.00 for the cost of filing the application.
