What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to the Tenant, another occupant, or someone the Tenant permitted, wilfully or negligently causing undue damage to the premises. The Landlord also applied for an order requiring the Tenant to compensate the Landlord for the damage.

The ruling

The tenancy is terminated effective October 3, 2021. The Tenant must move out by that date. The Tenant shall pay the Landlord $1,724.38 for repair costs, $22,275.45 for compensation for use of the unit, and $201.00 for the application filing fee. If the Tenant does not pay the full amount by October 22, 2021, they will owe interest. If the unit is not vacated by October 3, 2021, the Landlord may file the order with the Court Enforcement Office for eviction.
