What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Tenant had been late in paying rent seven times since the beginning of the tenancy in 2020 and failed to pay rent for three consecutive months in 2021.

The ruling

The Board issued a conditional order requiring the Tenant to pay full rent on or before the first day of each month for 12 months, starting February 1, 2022. If the Tenant fails to comply, the Landlord may apply for termination and eviction within 30 days of the breach. The Tenant must also pay the Landlord $186.00 for the application filing cost.
