What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent in full on or before March 1, 2021 and April 1, 2021, as required by a previous order issued by the Board.

The ruling

The tenancy is terminated, and the Tenant must move out of the rental unit on or before May 7, 2021. If the unit is not vacated by that date, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction. However, the eviction cannot be enforced until the Ontario government removes the regulation that currently prohibits evictions.
