Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent as per the previous order issued on November 1, 2021.

The ruling

The tenancy is terminated effective December 21, 2021. The Tenant must pay the Landlord $8,972.50, which includes rent arrears up to December 10, 2021 and costs from the previous application, less the rent deposit. The Tenant must also pay $58.80 per day for compensation for use of the unit starting December 11, 2021 until the Tenant moves out. If the Tenant does not pay the full amount by December 21, 2021, the Tenant will owe interest at 2% annually on the outstanding balance.
