What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and persistent late payment of rent. The Landlord served the Tenant with valid N4 and N8 notices, but the Tenant did not void the notices by paying the arrears.
The ruling
The tenancy is terminated unless the Tenant pays $1,268.15 by March 31, 2023 or $2,350.30 by April 1, 2023 to void the order. If the Tenant does not void the order, the Tenant owes the Landlord $1,607.87 and must move out by April 1, 2023. The Tenant will also owe daily compensation of $35.58 starting March 10, 2023 until move-out.
