What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant had not paid the full rent from June 1, 2021 to January 31, 2022.
The ruling
The Tenant shall pay $4,436.00 to the Landlord, which represents the rent arrears up to January 31, 2022 and the application fee. The Tenant shall pay $500.00 per month from February 10, 2022 to September 10, 2022, and the remaining $436.00 on or before October 10, 2022. The Tenant shall also pay the monthly rent in full on or before the first day of each month until the full amount is paid off. If the Tenant fails to make any of the payments, the Landlord may apply to the Board for an order terminating the tenancy and evicting the Tenant.
