What happened
Landlords applied for an order to terminate the tenancy and evict Tenant because the Landlords have entered into an agreement of purchase and sale of the rental unit and the purchaser in good faith requires possession of the rental unit for the purpose of residential occupation.
The ruling
The tenancy is terminated effective October 31, 2022. The Tenant must vacate the unit by this date. If the unit is not vacated, the Landlords may file the order with the Sheriff for enforcement starting November 1, 2022. The Tenant must pay the Landlords $2,301.29, which includes compensation for use of the unit from June 1 to August 29, 2022, less the rent deposit and interest. The Tenant will also owe $38.63 per day from August 30, 2022 until the date they move out. If the full amount is not paid by October 31, 2022, the Tenant will owe 3% annual interest on the outstanding balance.
