What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to rent arrears and persistent late payment. The application was heard by videoconference, with only the Landlord's representative in attendance.

The ruling

The application regarding rent arrears is discontinued. Starting in August 2021 and continuing through July 2022, the Tenant shall pay the monthly rent on or before the first day of each month. If the Tenant fails to make a payment, the Landlord may, within 30 days and without notice to the Tenant, apply under section 78 of the RTA for an order terminating the tenancy and evicting the Tenant.
