What happened

Landlords applied to terminate the tenancy and evict the Tenant due to undue damage to the premises and because the Landlords require possession of the rental unit for the purpose of residential occupation.

The ruling

The tenancy is terminated effective July 9, 2021. The Tenant must vacate the rental unit on or before July 9, 2021. The Tenant is ordered to pay the Landlords $6,533.38, which includes compensation for use of the unit from September 1, 2020 to June 28, 2021, less the rent deposit and interest owed on the deposit. The Tenant must also pay $24.16 per day for compensation for use of the unit from June 29, 2021 until the Tenant moves out, as well as $175 for the application filing fee. If the Tenant does not pay the full amount by July 9, 2021, the Tenant will owe simple interest at 2% annually on the outstanding balance.
