What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, but the Tenant did not pay the full amount of rent owing and remained in possession of the rental unit.

The ruling

The tenancy is terminated effective October 12, 2021 unless the Tenant pays $708 to void the eviction order and continue the tenancy. If the Tenant does not pay the full amount owing by October 12, 2021, the Landlord may file the order with the Court Enforcement Office for enforcement.
