What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Tenant had been late in paying rent for ten out of the past 12 months at the time of N8 notice service. However, since the notice, the Tenant has started paying rent on time.

The ruling

The Board ordered the Tenant to pay full rent on or before the first day of each month for 12 months, starting March 1, 2022. If the Tenant fails to comply, the Landlord may apply for eviction within 30 days of the breach. The Tenant must also pay $201.00 for the Landlord's application filing cost.
