What happened

Landlord applied to terminate the tenancy and evict the Tenant due to the Tenant substantially interfering with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant. The Landlord alleged the Tenant tampered with the electrical outlets in the rental unit, causing power outages in the residential complex.

The ruling

The Tenant's tenancy will continue, but the Tenant is ordered not to tamper with the electrical outlets in the rental unit for 12 months. The Tenant must pay the Landlord $175 for the application filing fee. If the Tenant breaches the order, the Landlord can apply to terminate the tenancy.
