What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants had not vacated the rental unit as of the hearing date.

The ruling

The tenancy is terminated effective September 6, 2020 unless the Tenants pay the required amount to void the order and continue the tenancy. The Tenants must pay either $645 by August 31, 2020 or $2,040 by September 6, 2020 to void the order. The Landlord is authorized to offset daily compensation and application filing costs from the amount owed to the Tenants for the rent deposit and interest.
