What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, but the Tenants did not void the notices by paying the arrears.

The ruling

The tenancy is terminated effective March 22, 2021. The Tenants must pay the Landlord $14,689.02, plus $36.16 per day starting April 1, 2021 until they vacate the unit. If the Tenants pay $15,790.00 on or before March 22, 2021, the eviction order will be void and the tenancy will continue. If the unit is not vacated by March 22, 2021, the Landlord may file the order with the Sheriff for enforcement.
