What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears.
The ruling
The tenancy was terminated effective September 30, 2020. The Tenant is ordered to pay $3,600 in rent arrears and $186 for the application filing fee to the Landlord. If the Tenant does not pay the full amount by December 19, 2020, the Tenant will start owing interest at 2% annually on the outstanding balance.
