What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.

The ruling

The tenancy is terminated effective April 10, 2021. The tenant must pay the landlord $9,926.64 in rent arrears and compensation, plus $21.99 per day starting March 31, 2021 until the tenant vacates. The tenant must also pay the $186 application fee. If the tenant does not pay the full amount by April 10, 2021, the tenant will start owing interest and the landlord can file the order with the Sheriff to enforce the eviction. The tenant can void the order and continue the tenancy by paying $10,143 by March 31, 2021 or $10,812 by April 10, 2021.
